Located at 5201 & 5223 Rainier Avenue South, the two parcels contain 24,407 square feet of NC3-65(M1) land. The parcels are suitable for development because of their favorable location just one block south of the main retail corridor of Columbia City on Rainier Avenue South and approximately a half-mile away from the Columbia City light rail station on Martin Luther King Jr. Way S.

ASDEV will work with a development partner to develop this 107,000 square foot apartment project with approximately 1,600 sf of neighborhood retail and 52 indoor parking stalls at grade. The BIPOC led development team believes this property and its planned development is an excellent development opportunity because of the project location in a historical BIPOC community, strong local demand, experienced local team, and well-designed building. The surrounding area has gone through and is continuing to go through many positive changes. There is a growing demand for affordable in-city residential units, and this project meets that need in a dynamic, pedestrian-friendly neighborhood with community and character.
